Wichita Housing Eras and What Door Fits
Wichita has roughly a century of housing stock and the garage changes completely across it.
Pre-1940 - College Hill, Riverside, Delano
Detached, rear-alley, single width, frequently seven or eight feet wide and under seven feet tall. Non-stock sizes are normal rather than exceptional, and original wood jambs have usually moved.
1945 to 1960 - Crown Heights, Benjamin Hills, Planeview
Attached garages appear, mostly single width and shallow. Framing is light by modern standards and often needs attention before a heavier insulated door goes on.
1960 to 1980 - Sleepy Hollow, Indian Hills
Attached two-car becomes standard. Slabs in this stock have had decades to move, so track plumb is the recurring issue.
1980 to 2000 - Tallgrass, Reflection Ridge, Willowbend
Two and three-car attached, builder-grade steel doors and builder-grade springs. This is the cohort failing now.
2000 onward - Auburn Hills and the west side
Wider openings, heavier insulated doors, and openers that were specified for the door as built rather than as later upgraded.
