A Realistic Maintenance Schedule for Kansas

Four short jobs a year, in the right months for this climate. This is genuinely most of what prevents an emergency call.

October, before the first freeze

The important one. Balance test, spring inspection, hardware tightening, and replace the bottom weather seal if it is hard or cracked. A perished seal freezes to the slab and tears. This is also when to catch a tired spring on your terms rather than on a January morning.

January, mid-winter check

Clear ice and packed snow from under the door before operating it. Check the photo-eyes have not been knocked out of alignment by snow shovels or stored gear. Do not force a frozen door with the opener, which is how cables snap and sections bend.

April, as storm season starts

Inspect for hail and wind damage. Check the track for grit and wash it out. Re-lubricate, because winter tends to strip it.

July, the heat check

An uninsulated west-facing door can reach very high panel temperatures here, which cooks grease out of roller bearings. Re-lubricate, and listen for the grinding that means the rollers are running dry.

Lubrication, done properly

Use a garage door lubricant, silicone or lithium based. Not WD-40, which is a solvent and strips the lubrication you want to keep. Hinges, roller stems, springs and the opener rail. Not the track itself, which should be clean and dry.
