If you own a house in Sedgwick County you will deal with the garage door eventually. This is the order things usually go wrong, and what each one is worth to you.

The failure order, roughly

Weather seal goes first and is cheap. Rollers get noisy somewhere around year ten. Springs are the big one and land between year seven and year twelve depending on how many times a day the door cycles. Openers are a fifteen-year item. Cables usually fail as a consequence of something else rather than on their own.

What a two-car household actually does to a door

Two adults leaving and returning is four cycles a day, about 1,460 a year. A spring rated for 10,000 cycles is therefore a seven-year part in that house, not a twenty-year part. If you have teenagers driving, halve it again.

The one test worth learning

Pull the manual release with the door closed, lift it by hand to waist height and let go. A correctly balanced door stays roughly where you put it. If it slams down or flies up, the springs are wrong and the opener has been carrying weight it was never meant to carry.

What is genuinely DIY here

Lubrication, weather seal, remote batteries, cleaning the photo-eye lenses, and tightening visible hardware. That covers a surprising amount of what goes wrong.

What is not

Anything under spring tension: springs themselves, cables, bottom brackets, and putting an off-track door back on its track. These are the jobs that put people in emergency rooms.
